Booking Deposit and Cancellation / La Prenotazione, Caparra e Cancellazione
- Each room at the B&B represents approximately one third of our accomodation. We hope you will be understanding about the possible need for a deposit.
Advance payments usually apply in the case of local events, when bookings are normally made well in advance, during high season, when dealing with internet bookings, special requests, or similar.
This will be approximately 50% to 100% of the total due, depending on the dates and the type of booking.

Ogni camera si rappresenta come un terzo dei nostri posti disponibile. Speriamo che si capisci l'esigenza possibile di un anticipo.
Di solito i pagamenti si applicano agli eventi locale, ove le prenotazioni sono normalmente molto in anticipo, durante la stagione alta, richiesti tramite l'internet, rischiesti speciali, o simili.
L'anticipo sara' di circa 50% a 100%, seconda la data ed il tipo di prenotazione.

- We will be pleased to refund any deposits or payments if we are able to re-let the room for the period booked and we have not suffered loss.
At our discretion, refunds will also apply at any time when we have not had to refuse other requests and no special preparation was required.

Siamo contenti che le caparre e pagamenti sono rimborsabile nel caso che siamo riusciti di affittare la camera di nuovo e non abbiamo subiti i perditi.
Alla nostra discrezione, rimborsi si applicano anche a qualsiasi tempo quando non abbiamo persi altri richiesti per la camera/e e preparazione speciali non c'era.

- We will also offer you a full refund or seek to transfer you to alternative accommodation to the value of the rental charge if, for our part, due to unforeseen circumstances, your room becomes unavailable.
Vi offriremo anche uno storno completo o cercare un trasferimento ad un alternativo fino il valore del affitto pagato, se, da parte nostra, a causo non previsto, la camera diventa non disponibile.
- Guests are advised to take out travel insurance to cover cancellation charges, travel, accident and personal effects. We cannot be responsible for accidents, personal injury, any loss or damage to valuables, personal property or vehicles during the stay; neither for the disruption of public utilities, or services by third parties, natural event or the like.
Gli ospiti sono consigliati di fare un assicurazione di viaggio, coprire la cancellazione, gli incidenti e la proprieta' personale. Non accettiamo nessun responsibilta' in questi casi, anche per problemi colle sue auto (o mezzo), per sciopero, problemi coi servizi publici o da terzi, eventi naturali o simili.
- Final payment is normally expected on arrival, but may be otherwise at our discretion.

- In the case of unavoidable delay on the day of arrival, in order to avoid problems, the guest should contact the owners as soon as possible.
Nel caso ritardo sul giorno di arrivo, per evitare i problemi, gli ospiti devono contattarci il piu' presto possible.
Conditions for Occupancy / I requesiti dell' occupazione
- The owners may terminate occupancy if terms and conditions are not complied with.
I proprietari possono terminare l' occupazione se non sono seguiti i condizioni.
- The farmhouse is strictly non smoking, but sheltered areas are available outside for guests to use.
E' severamente divieto fumare nella cascina ma esistano dei spazii idoneii fuori.
- No animals of any sort are allowed in the buildings but we will allow horses at pasture at special arrangement.
Niente animali di qualsiasi sorte sono permessi nei edifici ma sono permessi i cavalli a pascolo a richiesta speciali.
- The room may not be occupied by more than the number of guests specified in the reservation. A list naming all occupants must be supplied to comply with Italian law.
La casa non puo' essere occupata di piu' del numero di ospiti specificati nella prenotazione. Al fine delle norme Italiane, un elenco degli occupanti deve essere fornito.
- Subletting or assignation of the let is strictly prohibited.

- We reserve the right to refuse entry or evict the entire party if the number of persons intending to occupy or occupying the room exceeds the number stipulated at the time of booking.
Teniamo il diritto di non lascia entrare o fare partire il gruppo totalmente se il numero di persone che occupa o ha intenzione di occupare la camera e' piu' del numero specificato nella prenotazione.
- The cascina may not be used for parties or other group gatherings without prior permission from the owners.
La cascina non e' di essere usato per le feste od altri tipi di riunione senza permesso dai proprietari.
- We reserve the right to refuse to hand over the room to anyone who, in our opinion, is not suitable to look after of the property in a responsible and cleanly manner. In this case the contract will be terminated and monies refunded.
Teniamo il diritto di non fornire la camera a qualsiasi chi, nella nostra opinione, non e' capace mantenere la proprieta' in una maniera responsabile e pulito. In questo caso il contratto sara' terminato e tutti i soldi sarano restuiti.
- We also reserve the right to terminate the contract at any time or remove any person or persons due to unreasonable or offensive behaviour, deliberate damage to property or causing annoyance or disturbance to the occupants of neighbouring properties. In this case the owners shall have no responsibility to find alternative accommodation and no refund will be made.
Teniamo anche il diritto di terminare il contratto a qualsiasi momento o fare uscire qualsiasi persone a motivo di comportamento offensivo o non ragionevole, di atti di dannegia alla proprieta' o di causa di disturbo o offesa ai vicini. In questo caso, i proprietari non hanno nessun responsibilita' per trovare alloggi nuovi e non sara nessun storno.
- The owners will not be held responsible in the case of an 'act of God', war, strikes, rationing of energy resources, epidemics, pollution, natural and environmental disasters, and similar.
I proprietari non sarano responsibile nel caso di 'atto di Dio', guerra, sciopero, blackout di servizi, epidemia, inquinamento, disastri naturale ed ambientale, e simili.
Privacy
All data collected will remain secure and private. It will be used only for for the scope of bookings with us.
Tutti i dati raccolti stanno sempre sicuri e privati. Il uso e' solo al scopo delle prenotazioni.
Jurisdiction / Giurisdizione
We hope that you will enjoy your stay, that it will be problem free, or that any problems will be small and will be easily resolved.
However, in the unfortunate event of an unresolvable controversy arising from the booking letting, or stay, only provisions of Italian Civil Law can deal with the matter and only Italian law applies and shall be remain in the province of Alessandria.
Making the booking implies that the ‘Terms and Conditions’ have been read and understood and have thereby been accepted without reserve and without exception.
We maintain the right to alter the Terms and Conditions. Should a change negatively affect you after booking, the terms that were current at the time of booking will apply.
Speriamo che il vostro soggiorno sara' gradevole, e senza problemi, o che i problemi sarano piccoli e facilmente risolti.
Communque, nel caso di una sfortunata controversia non risolvibile che succede da una prenotazione o un affitto o soggiorno, e' la legge civile italiana che si applica e il caso rimanga nel foro di Alessandria.
Il atto di prenotazione implica che 'I condizioni' sono stati leggi e capiti e cosi' accettati senza riserva e eccezione.
Manteniamo il diritto di modificare i condizioni. Nel caso che voi siete affettati negativi dopo una prenotazione, i condizioni corrente dal giorno di prenotamento si applicano.
