Terms and Conditions / I Condizioni 2008
When you confirm your booking by the payment of a deposit, you are entering into a contract between you, the guest and the owners, B & G Miller of Bed and Breakfast Cascina Aie, Trisobbio.
The person who makes the reservation will be responsible for ensuring that the conditions of let are adhered to by all members of the party. Please read the following conditions of let carefully and ask for an explanation of any point that may be unclear to you.
Quando e' confirmato una prenotazione, col pagamento della cappara, entrate in contratto fra voi, gli ospiti, e noi, i proprietari, B & G Miller di Bed and Breakfast Cascina Aie, Trisobbio.
La persona chi fa la prenotazione sara' risponsabile di far sicuro che tutti i condizioni sono seguiti da tutti i membri del gruppo. Si prega di leggere tutti i condizioni con cura e di chiedere se qualsiasi punti non sono chiari.
Deposit and Cancellation / La Cappara e Cancellazione
- Your reservation will be confirmed in writing along with a deposit request.
Il vostro prenotazione sara' confirmato in scrittura ed include una richiesta per il deposito.
- An immediate deposit (credit card or bank transfer) is then required to confirm your reservation. This will be of 50% of the total rent due.
Subito dopo, sara' necessario cornfirmare con una cappara di 50% del affitto pagabile (tramitte carta di credito, bancomat, bonifico o contanti).
- Final payment should be received by us in full, 60 days prior to the letting period.
Il saldo
e' pagabile, in totale, 60 giorni prima del periodo del affitto.
- Deposit and payments will only be refunded if the house is able to be re-let for the period booked, with a deduction to cover administrative costs.
Le cappare e pagamenti sono rimbursabile solo nel caso che siamo riusciti di affittafla di nuovo e saranno con spese administrative dettratible.
- Guests are advised to take out travel insurance to cover cancellation charges, travel, accident and personal effects. We cannot be responsible for accidents, personal injury, any loss or damage to valuables, personal property or vehicles during the stay; neither for the disruption of public utilities, or services by third parties, natural event or the like.
Gli ospiti sono consigliati di fare un assicurazione di viaggio, coprire la cancellazione, gli incidenti e la proprieta' personale. Non accettiamo nessun responsibilta' in questi casi, anche per problemi colle sue auto (o mezzo), per sciopero, problemi coi servizi publici o da terzi, eventi naturali o simili.
- Refund or compensation will not be made if a guest is unable to occupy the cottage on the correct day or time due to travel difficulties strikes, or personal or other reasons. The same applies in the case of early departures.
Non occore uno storno se un ospite non puo' arrivire al giorno o tempo corretto per motivi personali, di sciopero o altro. Lo stesso si applica anche in caso di partenza in anticipo.
- If, for our part, due to unforeseen circumstances, the cottage becomes unavailable, we will offer you a full refund or seek to transfer you to alternative accommodation to the value of the rental charge
Se, a parte nostra, a causo non previsto, la casa diventa non disponibile, vi offriremo uno storno completo o cercare un trasferimento ad un alternativo fino il valore del affitto pagato.
Security Deposit / Deposito di Sicurrezza (cauzione)
- A security deposit is required before release of the keys. This is a cash payment of 300 euros. This will be returned to you, after the house has been checked, on departure.
A deduction will be made for breakages and for the consumption of electricity and mains gas.
Services will be approximately at cost price. At August 2007: Electricity; 0.20 euros per KWh unit; Gas Metano(Via Italia) 0.60 euros per cubic metre. Normal usage of water, and of bottled gas for cooking at Roveta, is not charged.
Wood is payable in advance with adjustment at the end. (22 euros per quintale/100Kg).
Un deposito di sicurrezza di euro 300 e' pagabile in contanti, prima di ricevere le chiave. Questo vi sara' tornato alla partenza, dopo un controllo della casa. Sono dettrabile le rotture ed il consumo della elettricita' e del gas metano al rete.
I servizi saranno piu' o meno a costo. Ad agosto 2007: Elettricita' Euro 0,20 a scatto (KWh); Gas Metano (Via Italia) Euro 0,60 al metro cubo. L'uso normale dell'acqua, e del gas a bombala nella cucina a Roveta, sono compresi nel affitto.
La legna e' pagabile in anticipo con un aggiustimento al fine. (euro 22 al quintale)
- We will refuse access to the property if the security deposit is not supplied in full.
Senza pagamento pieno, l'accesso alla proprieta' sara' declinata.
- It is the guest's responsibility to advise us immediately of any serious breakages or damage to the cottage or contents.
Gli ospiti devono avvisarci subitamente di qualsiasi rottura grave o dannegia che capita alla casa od i suoi contenuti.
- We reserve the right to have free access to the cottage for essential maintenance or repair of internal and external areas or inspection for suspected damage.
Teniamo il diritto di accesso libero per il mantenuzione essentiale ed i lavoretti urgenti o interno o esterno, piu' per controllare se sospettiamo i danni.
- The cottage will be inspected prior to departure and in the unlikely event of damage above the value of the security deposit, (minus deductions for electricity, gas and wood), the guests will be expected to make an immediate additional payment to cover any resulting costs.
Prima della partenza sara' controllata la casa. Se ha subita dannegia superiore del valore de deposito (meno i dovuti per l'elettricita', gas e legna), gli ospiti sono obbligati da restuire subitamente le coste addizionale.
Provisions and Cleaning / La Pulizia e La Fornitura
- We will endeavour to hand over the cottage to guests in a clean, tidy and good working order.
Cerchiamo noi di fornire sempre la casa in ordine, linda e pulita.
- Guests are asked to treat the property with due respect and leave it as much as possible in the same condition of cleanliness and repair as upon arrival.
Gli ospiti sono richiesti di fare il proprio rispetto alla casa e di lasciarla ove possible nella stessa condizione di pulizia ed ordine da quando son arrivati.
- To each period of continuous cottage rental, there is a single charge of 50 euros, which is added to the final booking payment. This is intended to mainly reflect the changes of linen, the initial and final checking of the house and polishing of items such as mirrors and the like.
This charge does not cover general cleaning and similar, mopping of any spillages and dirt, cleaning the kitchen, the kitchen appliances, utensils or cutlery, sweeping up and the removal of rubbish at the end of the stay, which is the guest’s responsibility.
Per ogni periodo di affitto continuo, e' pagabile il costo di euro 50 cioe' aggiunto al pagamento finale della prenotazione. Questo intende in principio da riflettare il cambio della biancheria, il controllo iniziale e finale della casa, e la lucentezza di oggetti come i specchi eccetera.
Questo non include la pulizia quotidiana e simile, pulizia col mocio di qualsiasi perdite e la sporcizia, la pulizia della cucina, gli attrezzi, utensili e stoviglie, o la portavia della spazzatura, che rimane la responsibilita' degli ospiti.
- If extra or heavy duty cleaning is necessary on inspection of the property at departure, an additional charge will be levied by the owner. This may include charges for providing substitute accomodation for any incoming guests, if the property is estimated to not be preparable in time. This may be deducted from the security deposit.
Se, a partenza, quando facciamo il controllo della casa, troviamo la necessita' di pulizia in piu' di normale o del lavoro eccessivo, il costo sara' detratto del deposito. Questo costo anche potrebbe comprendere le spese che occore da un' alloggio alternativo se e' stimata di non avere la casa pronta in tempo per gli ospiti in arrivo.
- The cottage is supplied with clean bed linen, towels and household linen. A fresh change will be supplied for every week of rental. An additional change is chargeable on request. Guests should provide towels for swimming.
La casa sara' fornita con lenzuoli, asciugamani e tele di bagno freschi ogni settimana. Un cambio addizionale costa sul richiesta. Tele per l'uso nuoto deve essono forniti dagli ospiti.
- Any photos are a general indication of how the property is; they are not definitive.
Le foto della proprieta' sono un indicazione generale di com'e'; non sono definitivi.
- A welcome pack of essential groceries can be supplied by the owners upon request. Notice will usually be required.
Un cesto benvenuto di alimentari essenziali puo' essere fornito, al richiesto in anticipo.
- We will make every effort to be at the house at midday, to carry out the check and return the deposit. If there are problems and this is not possible, we reserve the right to return the deposit by post, electronic transfer, or other suitable method. When guests are unable to be present, as in the case of early departure, any transfer cost will be deductable.
Cercheremo sempre di arrivare alla casa a mezzogiorno, da fare il controllo e far il storno del deposito. Se ci sono dei problemi e questo non e possible, teniamo il diritto di far il storno tramitte la posta, bonifico e trasferimento elettronico, o un altro metodo conveniente. Quando non e' possibile per gli ospiti stare presente, come nel caso di partenza presto, i costi del trasferimento saranno al loro carico.
Arrangement for Keys / Le Chiave
- The rental period runs from 16.00 on the day of arrival, until midday on the day of departure.
Il periodo d' affitto corre dalle 16.00 il giorno di arrivo, sino mezzogiorno sul giorno di partenza.
- Keys may normally be picked up from the owners or their representative either at the cottage or at Cascina Aie, Trisobbio. (Please phone or SMS on day of travelling to inform us of the time of arrival and to confirm arrangements for keys).
Normalmente le chiave saranno disponibile da noi o un altro, alla casa o alla Cascina Aie a Trisobbio. (Si prega di telefonare o SMS sul giorno di viaggio per informarci della ora e luogo di arrivo).
- In the case of unavoidable delay on the day of arrival, in order to avoid problems, the guest must contact the owners as soon as possible.
Nel caso ritardo sul giorno di arrivo, per evitare i problemi, gli ospiti devono contattarci il piu' presto possible.
Conditions for Occupancy / I requesiti dell' occupazione
- The owners may terminate occupancy if terms and conditions are not complied with.
I proprietari possono terminare l' occupazione se non sono seguiti i condizioni.
- The cottage may not be suitable for children under three or for individuals with mobility problems. Some door openings may present problems to persons of a larger than normal size. - If this applies to you and you require clarification, please contact us for more information.
La casa non potrebbe essere ben adatta per i bambini di meno di tre anni o per individui che hanno problemi con la mobilta'. Certe porte ed accessi potrebbe essere problematiche per le personne piu' grande che normale. - Se questo si applica, si prega di contattarci per dettaglie o chiaramenti.
- The interior of the cottage is strictly non smoking, but sheltered areas are available outside for guests to use.
E' severamente divieto fumare nella casa ma esistano dei spazii idoneii fuori.
- No pets or animals of any sort are allowed.
Niente animali di qualsiasi sorte sono permessi.
- The cottage may not be occupied by more than the number of guests specified in the reservation. A list naming all occupants must be supplied to comply with Italian law.
La casa non puo' essere occupata di piu' del numero di ospiti specificati nella prenotazione. Al fine delle norme Italiane, un elenco degli occupanti deve essere fornito.
- Subletting or assignation of the let is strictly prohibited.
Il subaffitto e' severamente divieto.
- We reserve the right to refuse entry or evict the entire party if the number of persons intending to occupy or occupying the cottage exceeds the number stipulated on the booking form.
Teniamo il diritto di non lascia entrare o fare partire il gruppo totalmente se il numero di persone che occupa o ha intenzione di occupare la casa e' piu' del numero specificato nella prenotazione.
- The cottage may not be used for parties or other group gatherings without prior permission from the owners.
La casa non e' di essere usato per le feste od altri tipi di riunione senza permesso dai proprietari.
- We reserve the right to refuse to hand over the cottage to anyone who, in our opinion, is not suitable to take charge of the property in a responsible and cleanly manner. In this case the contract will be terminated and monies refunded.
Teniamo il diritto di non fornire la casa a qualsiasi chi, nella nostra opinione, non e' capace mantenere la proprieta' in una maniera responsabile e pulito. In questo caso il contratto sara' terminato e tutti i soldi sarano restuiti.
- We also reserve the right to terminate the contract at any time or remove any person or persons due to unreasonable or offensive behaviour, deliberate damage to property or causing annoyance or disturbance to the occupants of neighbouring properties. In this case the owners shall have no responsibility to find alternative accommodation and no refund will be made.
Teniamo anche il diritto di terminare il contratto a qualsiasi momento o fare uscire qualsiasi persone a motivo di comportamento offensivo o non ragionevole, di atti di dannegia alla proprieta' o di causa di disturbo o offesa ai vicini. In questo caso, i proprietari non hanno nessun responsibilita' per trovare alloggi nuovi e non sara nessun storno.
- The owners will not be held responsible in the case of an 'act of God', war, strikes, rationing of energy resources, epidemics, pollution, natural and environmental disasters, and similar.
I proprietari non sarano responsibile nel caso di 'atto di Dio',
guerra, sciopero, blackout di servizi, epidemia, inquinamento, disastri
naturale ed ambientale, e simili.
Privacy
All data collected will remain secure and private. It will be used only for for the scope of bookings with us.
Tutti i dati raccolti stanno sempre sicuri e privati. Il uso e' solo al scopo delle prenotazioni.
Jurisdiction / Giurisdizione
We hope that you will enjoy your stay, that it will be problem free, or that any problems will be small and will be easily resolved.
However, in the unfortunate event of an unresolvable controversy arising from the booking letting, or stay, only provisions of Italian Civil Law can deal with the matter and only Italian law applies and shall be remain in the province of Alessandria.
Making the booking implies that the ‘Terms and Conditions’ have been read and understood and have thereby been accepted without reserve and without exception.
We maintain the right to alter the Terms and Conditions. Should a change negatively affect you after booking, the terms that were current at the time of booking will apply.
Speriamo che il vostro soggiorno sara' gradevole, e senza problemi, o che i problemi sarano piccoli e facilmente risolti.
Communque, nel caso di una sfortunata controversia non risolvibile che succede da una prenotazione o un affitto o soggiorno, e' la legge civile italiana che si applica e il caso rimanga nel foro di Alessandria.
Il atto di prenotazione implica che 'I condizioni' sono stati leggi e capiti e cosi' accettati senza riserva e eccezione.
Manteniamo il diritto di modificare i condizioni. Nel caso che voi siete affettati negativi dopo una prenotazione, i condizioni corrente dal giorno di prenotamento si applicano.
