1. Deposit and Cancellation  /  La Caparra e Cancellazione

• A security deposit is required before release of the keys.
  
  This is a cash payment of 50 euros per person, with a minimum charge of €150. This will be returned to you, after the house has been checked, on departure. There is a €20 euro admin charge for payment by credit card.
  
  A deduction will be made for any above average use of electricity and gas and any breakages.
  
  Services will be approximately at cost price. At August 2007: Electricity; 0.20 euros per KWh unit; Gas Metano(Via Italia) 0.60 euros per cubic metre.
  
  Wood is payable in advance with adjustment at the end. (22 euros per quintale/100Kg).
  
  
  Un deposito di sicurezza (cauzione) di euro 50 per persona, con minimo di €150, e' pagabile in contanti, prima di ricevere le chiave. E' pagabile €20 per le spese administrative quando e' pagato con carta di credito.
  
  Questa somma vi sarà tornato alla partenza, dopo un controllo della casa.
  
  Sono detraibile le rotture ed il consumo eccesso della elettricità e del gas.
  
  I servizi saranno più o meno a costo. Ad agosto 2007: Elettricità Euro 0,20 a scatto (KWh); Gas Metano (Via Italia) Euro 0,60 al metro cubo.
  
  La legna e' pagabile in anticipo con un aggiustamento al fine. (euro 22 al quintale)
  
  
  
• We will refuse access to the property if the security deposit is not supplied in full.
  
  Senza pagamento pieno, l'accesso alla proprieta' sara' declinata.
  
  
  
• It is the guest's responsibility to advise us immediately of any serious breakages or damage to the cottage or contents, in order to avoid a further liabilites.
  
  Gli ospiti devono avvisarci subitamente di qualsiasi rottura grave o danneggia che capita alla casa od i suoi contenuti, per evitare costi elevati.
  
  
  
• We reserve the right to have free access to the cottage for essential maintenance or repair of internal and external areas or inspection for suspected damage.
  
  Teniamo il diritto di accesso libero per il manutenzione essenziale ed i lavoretti urgenti o interno o esterno, piu' per controllare se sospettiamo i danni.
  
   
• The cottage will be inspected prior to departure and in the unlikely event of damage above the value of the security deposit, (minus deductions for electricity, gas and wood), the guests will be expected to make an immediate additional payment to cover any resulting costs.
  
  Prima della partenza sara' controllata la casa. Se ha subita danneggia superiore del valore de deposito (meno i dovuti per l'elettricita', gas e legna), gli ospiti sono obbligati da restuire subitamente le coste addizionale.
  
  
• We will make every effort to be at the house at midday, to carry out the check and return the deposit.
  
  If there are problems and this is not possible, we reserve the right to return the deposit by post, electronic transfer, or other suitable method.
  
  When guests are unable to be present, as in the case of their early departure, any transfer cost will be deductible.
  
  Cercheremo sempre di arrivare alla casa a mezzogiorno, da fare il controllo e far il storno del deposito.
  
  Se ci sono dei problemi e questo non e possible, teniamo il diritto di far il storno tramite la posta, bonifico e trasferimento elettronico, o un altro metodo conveniente.
  
  Quando non e' possibile per gli ospiti stare presente, come nel caso di un loro partenza presto, i costi del trasferimento saranno al loro carico.

• We will endeavour to hand over the cottage to guests in a clean, tidy and good working order.
  
  Cerchiamo noi di fornire sempre la casa in ordine, linda e pulita.
  
  
  
• Guests are asked to treat the property with due respect and leave it as much as possible in the same condition of cleanliness and repair as upon arrival.
  
  Gli ospiti sono richiesti di fare il proprio rispetto alla casa e di lasciarla ove possible nella stessa condizione di pulizia ed ordine da quando son arrivati.
  
  
  
• To cottage rental does not include 'final cleaning'. Our work will mainly reflect the changes of linen, the initial and final checking of the house and general polishing.
  
  It is the guest’s responsibility for general cleaning, sweeping and similar, mopping of any spillages and dirt, cleaning the kitchen, the toilet(s) and bathroom(s), the kitchen appliances, utensils or cutlery, sweeping up and the removal of rubbish at the end of the stay.
  
  Il affitto non comprende la pulizia finale'. Il nostro lavoro riflette il cambio della biancheria, il controllo iniziale e finale della casa, e la lucidatura generale.
  
  Rimane la responsibilità degli ospiti la pulizia quotidiana,spazzatura e simile, pulizia col moccio di qualsiasi perdite e la sporcizia, la pulizia della cucina, il bagno(i) e wc, gli attrezzi, utensili e stoviglie, o la porta via della immondizia.
  
  
  
• If extra or heavy duty cleaning is necessary on inspection of the property at departure, an additional charge will be levied by the owner.
  
  This may also include charges for providing substitute accommodation for any incoming guests, if is estimated that the property cannot be prepared in time. This may be deducted from the security deposit.
  
  Se, a partenza, quando facciamo il controllo della casa, troviamo la necessita' di pulizia in più di normale o del lavoro eccessivo, il costo sarà detratto del deposito.
  
  Questo costo anche potrebbe comprendere le spese che occorre da un' alloggio alternativo se e' stimata di non avere la casa pronta in tempo per gli ospiti in arrivo.
  
  
  
• The cottage is supplied with clean bed linen, towels and household linen.
  
  A fresh change will be supplied for approximately every week of rental. An additional change is chargeable on request.
  
  Guests should provide towels for swimming.
  
  La casa sara' fornita con lenzuoli, asciugamani e tele di bagno freschi ogni settimana, circa.
  
  Un cambio addizionale costa sul richiesta.
  
  Tele per l'uso nuoto deve essono forniti dagli ospiti.

• The rental period runs from 16.00 on the day of arrival, until midday on the day of departure.
  
  Guests should aim to arrive from 16.00 to 20.00. Very late arrivals may be subject to surcharge or declined.
  
  Il periodo d' affitto corre dalle 16.00 il giorno di arrivo, sino mezzogiorno sul giorno di partenza.
  
  Gli ospiti devono cercare da arrivare fra 16.00 e 20.00. Un arrivo molto in ritardo puo essere soggetto ad un pagamento supplimentario o puo essere declinato.
  
  
  
• Keys will normally be collected from the farmhouse - Cascina Aie, at Trisobbio.
  
  (Please phone or SMS on day of travelling to inform us of changes to the pre-arranged time of arrival to help avoid problems)
  
  Normalmente le chiave saranno disponibile da noi alla Cascina Aie a Trisobbio.
  
  (Si prega di telefonare o SMS sul giorno di viaggio per informarci delle cambi nel ora del arrivo gia concordato, per aiutare evitare dei problemi).

  Quando non e' possibile per gli ospiti stare presente, come nel caso di un loro partenza presto, i costi del trasferimento saranno al loro carico.
  

• The owners may terminate occupancy if terms and conditions are not complied with.
  
  I proprietari possono terminare l' occupazione se non sono seguiti i condizioni.
  
  
  

• The interior of the cottage is strictly non smoking, but sheltered areas are available outside for guests to use.
  
  E' severamente divieto fumare nella casa ma esistano dei spazi idonei fuori.
  
  
  
• No pets or animals of any sort are allowed.
  
  Niente animali di qualsiasi sorte sono permessi.
  
  
  
• All aspects of the rental are subject to a clause of 'reasonable use'. At all times, the owners may exercise their discretion on this matter.
  
  Tutti aspetti del affito e' soggettato al clausole di 'uso raggionevole'. A tutti tempi, su questo, i proprietari possono usare le loro discrezione.
  
  
  
• The cottage may not be occupied by more than the number of guests specified in the reservation.
  
  A list naming all occupants must be supplied.
  
  Clear and current photo/address identity documents must be shown on arrival.
  
  La casa non puo' essere occupata di piu' del numero di ospiti specificati nella prenotazione.
  
  Un elenco degli occupanti deve essere fornito.
  
  Documenti d'identita', con foto ed indirizzo chiaro e corrente deve esseno forniti sul arrivo.
  
  
  
• Subletting or assignation of the let is strictly prohibited.
  
  Il subaffitto e' severamente divieto.
  
  
  
• We reserve the right to refuse entry or evict the entire party if the number of persons intending to occupy or occupying the cottage exceeds the number stipulated on the booking form.
  
  Teniamo il diritto di non lascia entrare o fare partire il gruppo totalmente se il numero di persone che occupa o ha intenzione di occupare la casa e' piu' del numero specificato nella prenotazione.
  
  
  
• The cottage may not be used for parties, invitation of guests, any type of group gathering or similar.
  
  La casa non puo' essere usato per le feste o party, invitazione di ospiti, qualsiasi tipo di riunione o simili.
  
  
  
• We reserve the right to refuse to, hand over the cottage to, or allow to stay, anyone who, in our opinion, has dishonestly, covertly or otherwise, attemped to defraud, mis-lead, mis-represent, or act in similar way, in order to gain access to, or have use of the property which would otherwise normally be denied.
  
  We likewise reserve the right, at any time, to terminate the contract or remove any person or persons, for unreasonable, irresponsible or offensive behaviour, or who is or are causing damage, or in our opinion, whose presence, comportment or similar is likely to cause damage to the property or who is/are causing or likely to cause annoyance or disturbance to the occupants of neighbouring properties.
  
  In these cases the owners shall have no responsibility to find alternative accommodation. Any refunds will be made only at the owners discretion.
  
  

  Teniamo il diritto di non far disponibile il cottage a, o di non permettere di stare, qualsiasi persona chi, nella nostra opinione, ha cercato di rappresentarsi in modo di truffare, ingannare, frodare, o simili, per far entrare alla, o far uso della, proprietà che normalmente non sarebbe permesso.

  Teniamo anche il diritto di terminare il contratto a qualsiasi momento o fare uscire qualsiasi persone a motivo di presenza o comportamento offensivo, irresponsabile o irragionevole, di atti di danneggia alla proprietà o atti che potrebbero causare danneggia o atti che causano o potrebbero causare disturbo o offesa ai vicini.

  In questi casi, i proprietari non hanno nessun responsibilità' per trovare alloggi nuovi. Qualsiasi soldi saranno restituiti solo al nostro discrezione.
  
  

• We also reserve the right to refuse to hand over the cottage to anyone who, in our opinion, is not suitable to take charge of the property in a responsible and clean manner.
  
  We expect the occupants to be responsible family groups or older adults.
  
  Groups of students or similar are not permitted.
  
  Persons of characteristic, or similar, liable to cause damage or excessive wear to furnishings or property by their presence, may not enter.
  
  In these cases the contract will be terminated. and at our discretion, monies may be refunded.
  
  Teniamo anche il diritto di non fornire la casa a qualsiasi chi, nella nostra opinione, non e' capace mantenere la proprietà, o pulito o con una maniera responsabile.
  
  Aspettiamo gli inquilini da essere o in gruppo di famiglia o di adulti piu' maturi.
  
  Gruppi degli studenti o simili non sono permessi.
  
  Persone di un particularita', o simile, con liabilita' a causare danni o consumo ecessivo ai mobili o proprieta' con la loro presenza, non sono permessi da entrare.
  
  In questo caso il contratto sarà terminato. I soldi saranno restituiti al nostro discrezione.
  
  
  
  
• The owners will not be held responsible in the case of weather, 'act of God', war, strikes, rationing of energy resources, epidemics, pollution, natural and environmental disasters, actions by neighbours, by government, and similar.

I proprietari non saranno responsabile nel caso di maltempo, 'atto di Dio', guerra, sciopero, blackout di servizi, epidemia, inquinamento, disastri naturale ed ambientale, azioni dai vicini, dal governo, e simili.



• Any photos are a general indication of how the property is; they are not definitive.
  
  Le foto della proprieta' sono un indicazione generale di com' e'; non sono definitivi.
  
  
  
• Access to the WiFi and to the gardens of the farmhouse is allowed only on an occasional basis and of approximately 1 hour per week. Use in excess of this may be liable to a charge. Any access should not interference to either the owners or the bed and breakfast guests.
  
  Accesso al WiFi e giardino alla Cascina e' permesso in genere di circa un ora a settimana. Potrebb' essere un sovra costo per l'uso in ecesso. Qualsiasi accesso non puo causare fastidio ai proprietari o gli ospiti al bed and breakfast.
  
  
  
• Due to the age of the the cottages, certain architectural features may, unfortunately, present barriers for persons with mobility problems or of a large size.
  
  Guests with babies or very young children should bring portable cots, play enclosures and other specialised items that they may need.
  
  We will be pleased to advise on this.
  
  
  Seconda l' età delle case, certe caratteristiche potrebbero essere problematiche per le persone più grande o per individui che hanno problemi con la mobilità.
  
  Gli ospiti con bambini molto giovanni devonno portare le cùlle portatile, i box ed altri attrezzi specializati di cui li hanno bisogno.
